GENERAL CONDITIONS OF USE:
Valid for all Property Managers
Kera’s objective
The Property
Manager is at the heart of the Kera project.
Our goal is to
get you in touch with potential clients and help you manage your
business—optimizing your time and your money and providing innovative services.
Definition of key terms
The Property
Manager is a member (a private user or a real estate professional) accessing
and/or using our website or our App to provide services to Seekers by posting
real estate listings for sale and for long let rental.
"Long
let" rental means renting an apartment and staying for months: the tourist
tax is mentioned as a monthly fee.
Registration
No registration
is needed to consult the platform, including the added listings and their
prices.
Registration is
required to:

reviews

contracts

have
your dashboard to manage your business

chat
with other members

share
your listings on social networks
Registration
requires:
-
name
and surname

You can also
sign up by connecting your Google or Facebook account.
If using this
option, you’ll have to send us your ID document after registration.
The members are
required to provide the necessary information truthfully and exhaustively. They
must inform us of any changes to their personal information in a timely manner.
Your name and
surname are always displayed in your profile, and your username is the email
address you provided during the registration process.
Members must
accept our Terms and conditions to complete their registration.
Verify Your ID
Your identity
must be verified by loading an identification document (ID card, driving
licence, passport) and taking a selfie.
In the identity
document provided, the name, surname, date of birth, expiry date and number of
the document must be expressly visible.
To complete
verification of your identity, the personal data extracted from the identity
document provided must correspond to the initial registration data (first name
and surname).
We care about
your safety, and this process will ensure greater transparency in the use of
the platform and prevent someone in our community from being the victim of
scams.
Your identity
document will not be shared with other Kera members and will not be transferred
to third parties, except when a contract is being drawn up through the Kera
website or App.
LONG LET & SALE
Adding Listings
You can create
a listing, hassle-free, using updated information.
Provide the
exact address of the apartment (this information will only be shared with a
Seeker after you have scheduled an appointment with them).
This way, we
can be up to date on the availability of each accommodation.
It's also
important to provide accurate photos of the apartment. Clear and high-quality
pictures help members in their search and enable us to provide a better
service.
Traceability
The negotiation
is subject to constant verifications by Kera.
We implemented
a system that tracks every step: the appointment request, all communication
exchanged, payment of the “Freeze” deposit and the draft of the pre-contract.
Kera can
provide you security and save you from trouble (fraud, inefficiency, bad faith,
etc.).
User account
Your profile
could be an excellent window for showcasing what is really happening in your
real estate business.
You can convey
such values as creativity, quality and reliability and promote your business to
reach more people.
Once you have
created your user account, you can personalise it with:

A
profile picture: your face must be seen clearly. It must match with the
photo-ID document.

A
biography: a description of at least 140 characters. You can explain why you
decided to join Kera, describe yourself and
your hobbies, if you are a private user or a real estate professional
(and the name of the real estate agency that you work for) or provide any
additional relevant information.
Your profile is
visible to all users. They can view your listings and search for a property
that matches their criteria using the filters.
Personal data
and sensitive information such as you telephone number, ID document and email
address will not be shared with anyone, except when the agreement is drafted at
the end of the rental/sale process .
You can change
your “User account” information at any time.
Calendar and your availability
All your upcoming
appointments are displayed on “Calendar” directly when you log in to your
account.
When you click
on a scheduled appointment you can:

View
its details (property, date, time, Seeker)

Request
its cancellation
You can update
your availability by clicking on “Configure availability”: the Seekers can only
request an appointment at the times you have indicated as available.
Remember that
you can also synchronize your Kera Calendar with the other calendars that you
use (like Google calendar and iCalendar) in order to cross check availability.
My listings
In the “My
listings” section, you will find all the listings that you added, including the
ones that you’ve drafted or archived.
In this
section, you can trace and quickly review your listings in order to edit,
complete, publish and share them.
Your active
listings are available in the “Overview” section when you log in to your
account.
Transactions
The
“Transactions” section is a record of all your incoming and outgoing monetary
transactions.
In this
section, you can trace all the transactions you made, view their details and
keep them for proof.
Upcoming
transactions are available in the “Overview” section when you log into your
account.
Inbox
The “Inbox”
section is related to the instant messaging functionality.
You can
exchange text messages and information with Seekers and trace all the
conversations about the property and its details.
This section is
reserved for conversations between Seekers and Property Managers and not between
users belonging to the same category (Seeker to Seeker or Property Manager to
Property Manager).
The latest
chats are visible in your “Overview” section when you log into your account.
Delays of listings
Each active
listing has an expiration time from the date that the listing was added.
A rental
listing will expire 30 days after its publication, while a sale listing will
last no longer than 90 days.
You will
receive reminders by email and messages in the days preceding the expiry of the
listing to update it.
We care much
care to keep the platform constantly updated, avoiding ads for properties that
are no longer available.
Appointment Request
Through the
“Request a viewing” functionality, Seekers can ask for an appointment to come
and visit the property, selecting from the dates and times available on your
calendar.
You will
receive notifications from the appointment requests by email, pop up and
message, and you will be able to:

Accept: Your availability calendar will be
updated.

Reject: for example if the property isn’t more
available or if you are not more available.
Cancel an appointment
If you want to
cancel an appointment because of an unforeseen event, just click on it in your
“Calendar” and select “Cancel”.
You must
provide a brief explanation of the reason for the cancellation.
Furthermore all
the appointments will be automatically cancelled if:

The
property has been rented or sold,
-
Another
Seeker made a “Freeze” deposit to get the priority on the property.
A few hours
before the appointment with the Seeker, Kera will send you a reminder by SMS
and email; if needed, you will be able to cancel the appointment through the
link that we sent.
Please avoid
cancelling appointments just a few hours before the time settled, you could
ruin the Seeker’s plans.
Freeze deposit
“Freeze”
deposit is a tool that gives to the Seeker the right of pre-emption of the
property: he/she will pay a fee for priority.
You can reject
the “Freeze” Deposit request, giving a brief explanation of the reasons.
Long Let
You fix the
terms of the Freeze Deposit (times and amounts) based on these range:
-
From
a minimum of 24 hours up to a maximum of 7 days.
-
From
a minimum of 10% up to a maximum of 40% (percentages of the monthly fee set for
the property).
The frozen
listing is still visible in the research results, but it will not be available
for other users, and it will appear as “Frozen”.
When the
negotiation is completed, the actors involved (you and the Seeker) will receive
a predetermined contract, including obligations, constraints and details of the
Freeze: you’ll have to sign it digitally.
In accordance
with the pre-emption right, the Seeker must complete externally the payment of
the total amount (as set out in the Terms and conditions of Kera).
Remember that
the Seeker’s payment for the “Freeze” deposit cannot be taken as a surplus to
the value recommended for the property*
(as
set out in the Terms and conditions of Kera).
However, the
commission paid to Kera for the "Freeze" deposit service is not
included in the value recommended value
for the property.

Freeze deposit contract
The agreement
is intended to both bind the two parties and ensure that the pre-emption rights
and duties are respected.
The “Freeze”
deposit contract includes:

personal
data and the signatures of the parties involved (name, surname, ID document)
-
the
details of the property (address, monthly price)
-
the
amount paid by the Seeker (in % and in currencies)
You must
confirm that you have read the contract to finalise it.
Reviews
Reviews shall
provide information about how you work to all Kera’s members.
Your work
(potentially any negotiation, not only when a deal is sealed) can be reviewed
by Seekers, who select a score ranking from 1 to 5 stars and include a short
description (optional).
We want to make
Kera an important information source and a secure web platform where your real
estate business’ good work is rewarded through positive reviews.
We retain the
right to reject or delete reviews that do not comply with our guidelines, Terms and conditions or community standards.
In case of
serious or continued violations, we reserve the right to suspend or permanently
deactivate the account involved.
Social Network Sharing
With this tool,
you can share your listings to Facebook, Instagram, Twitter or any other social
network you would like.
Sharing will
give you more visibility and redirect people to your Kera profile—with just one
click.
Choose the right price
You are allowed
to set the price of a property or room in line with:

The
will of the owner if you are a real estate agent and you manage his property.

Accurate
information (prices shall reflect the market value).
Costs
Kera’s costs to
provide rental and sale services to Property Managers are:

“Freeze”
deposit: Kera will receive 2,5% of the subtotal paid by the Seeker.

Multimedia
services:

photos: from 124,95
eur.

Virtual
3D tour & professional photos: from 224,95 eur.
●
Floor
plan: from 98,95 eur.
Remuneration
Your
remunerations are credited to the payment method that you registered on Kera.
Terms of Payment
You can use
your preferred method of payment, among those available in Kera, to pay for
your listings and multimedia services.
Any refund is
credited to the payment method that you have registered for your first
transaction, according to anti-money laundering laws.
Any payment
made externally to Kera can not be subjected to verification by Kera.
